Accessory Dwelling Code
Over the years, the City of Greeley has gradually made it easier for homeowners to build accessory dwelling units (ADUs). These small homes or apartments on the same property as a main house are becoming more common across Colorado. Many families are looking for flexible housing options that meet changing needs, such as space for aging parents, adult children or extended family members. Updating the city's code helps make that possible.
New state housing goals, planning best practices, and growing community interest have led city staff to propose an update to Greeley’s Development Code. The change would allow one (1) ADU on any property that already has a house within city limits.
The update aims to follow state housing guidelines while protecting neighborhood character and limiting impacts on current residents. The city may also consider joining the State’s list of ADU-friendly communities, which could make Greeley eligible for grant funding and help residents qualify for special financing through the Colorado Housing and Financing Authority (CHFA) to build accessory dwelling units.

Residents are invited to review the draft ordinance and share feedback by November 12, 2025.

Not in favor. If considered, absolutely must provide parking as our parking has become very difficult with the number of multifamily units already that landlords do not provide parking. Our streets are full of parked cars, no more please! Additionally, I don't believe our citizens want to become another Denver.
Excellent idea from an 85-year-old widow living with adult grandchildren. Having my own small living quarters would be a blessing for all. I agree that Greeley should become a state-recognized ADU-supportive community. Greeley should be on the ADU list.
Yes, I support allowing ADUs in all residential zones. If the ADU is done according to zoning, it will blend in and not be obtrusive to neighbors, and it will add housing options in our existing neighborhoods. It's an easy way to provide quality, safe, less expensive housing for our community.
I do not support ADU’s. This puts additional vehicles on the street where so many people have too many vehicles already. I would consider it if there was a limit of people on the property, but some have so many people living with them already. This just invites additional I don’t believe this will help resell of neighbors properties
As someone who has a multigenerational household I fully support ADU's in residential zones.
Just a few questions - the proposed standards look good, but who will be certifying compliance? Will there be additional staff hired for supervision of the program and it's compliance?
Yes, will allow families to keep elderly parents or handicapped family at home. Retirement communities are so expensive, most families struggle to afford them, if at all. Great idea.
I fully support allowing ADUs in all residential zones.
